Building, Surveys, Audits & Reports

Building audits and reports are required for a number of different reasons, including building upgrades, development applications, evaluating the compliance of third party building works, evaluating discrepancies between fire safety schedules and the fire safety measures installed in a building.

Development Application (DA) Building

The correct evaluation and design of building fire safety systems in accordance with the Building Code of Australia & relevant Australian Standards is a critical element to the commercial success of any construction project.

Survival Solutions provides a unique building assessment and report service that commences at the onset of a construction project, when architectural plans and a development application are being prepared for submission to Council for approval.

Existing Building Fire Safety Assessment and Report

Often during construction of a building fire safety measures that may have been proposed in the construction certificate application and approval are omitted from construction either due to a change in the building design or omissions by the builder or radesperson. These proposed measures then fall through the cracks of the process and may be certified as installed.

This often creates problems for the new or existing owners when the Annual Fire Safety Statement (AFSS) falls due. When these discrepancies are identified during routine servicing, the Council cannot modify documents without reasonable grounds to do so. There may be measures listed that are not required and others that should be in place but are not. This can lead to expensive retrofitting of systems to ensure Building Code compliance.

Bushfire Reports

As the ever-increasing expansion of urban and rural development occurs many residential dwellings are now encroaching on natural bushland that can present a substantial risk to homes due to potential bushfires.

As a result many urban areas are now considered to be in bushfire prone areas and require a bush fire threat report to be lodged with the development application prior to any building construction approval.

These reports can be prepared for any building throughout Australia from a set of electronic or A3 building plans by qualified senior building surveyors.

These reports are prepared by a team of qualified experts, including senior building surveyors, private certifiers and fire protection professionals, combining a wealth of experience to provide comprehensive building reports.

Prepared reports provide comprehensive assessments, guidelines and instructions for construction in accordance with the deemed to satisfy provisions of the Building Codes of Australia and relevant installation standards.

These services can commence at pre-development application stage and continue through construction, final preparation and submission of a final fire safety certificate in accordance with the Environmental Planning & Assessment Regulation 2000.
